Consultation

Pre-Approval
Getting pre-approved will help you know exactly what you can afford so you can confidently focus on the right homes. Plus, it shows sellers you’re serious, giving you an edge when making an offer.

Property tours
After you have reviewed and selected which homes you want to tour, we get to go shopping! This is where you can start figuring out what you really want in your new home.

Write offer
Once we find the home of your dreams, we'll submit an official offer - including but not limited to sale price, inspection contingencies, and closing costs. The seller then has time to accept, reject, or counter your offer.

Under Contract or Escrow
With your offer accepted, we enter a 30-day Escrow period. This involves a neutral third party company that holds funds while conducting a thorough underwriting process to ensure all aspects of the contract are upheld properly

Appraisal
The appraisal is ordered by your lender to protect their investment. They have their own checklist of things they look at for the final approval to move forward. The appraiser can demand repairs completed by the seller before they will give their approval.

Inspections
Now that you've found your home we need to order the inspection. The inspection will let you know what repairs are needed, some are minor and some may be safety issues. Don't worry, you are still protected.

Closing
Congratulations! You now own a home and can get moved in. It's time to celebrate and have your housewarming and show off your home. We will be standing by to answer any questions you may have about home-ownership and have a list of contractors if the need arises.

In my opinion the absolute best Real Estate Group to use if you REALLY want to sell your home is the Kruse Rosby Real Estate Group with Shane and Mandy. When we decided to sell our home, we invited multiple realtors into our home to get a sense of what we would need to do in order to sell our home and the estimated sale price. What a difference in our experience between realtors!The first realtors came into our home and were primarily concerned with the amount and location of our furniture, then when it came to price – because we had very few ‘comps’ the suggested price shocked us. The recommended price was nearly $200,000 below our eventual sale price. Yes, nearly $200,000 below!Shane and Mandy arrived as a team. Shane mostly focused on the character of the home, paint, cleanliness, condition of the windows, lighting, etc. for which he was well suited as an ex-contractor and painting professional. The advice we received was spot on. We needed some work on a few windows, some lights, and a bit of painting to prepare the home for market. The absolute best part was they had experienced professionals ready and willing to help within days. We did not have to find anyone to do the work, they had them ready to help us. Everyone who worked on our home was top notch professional, fairly priced, and friendly. They were honest about the lack of ‘comps’ for our somewhat unique property, but were willing to price it more reasonably near the top of the few ‘comps’ we did have and work with us to present it properly for the market. We found them honest and forthright, we did not have to make unnecessary changes to the home in preparation for sale. And they went far beyond helping us sell our home, they helped us get our new home ready for the move. We needed carpet, paint, cabinets, and countertops in our new home. They knew for us to sell our home, we needed our next home ready for the move, so they helped us with experienced professionals prepare the home – and that home was 80 miles away! We had experienced professionals paint the entire inside of the home, epoxy the garage floor, carpet the home, install wood flooring and make new cabinets. Again, they were there when we needed then, we did not have to wait months or even weeks, and they arrived quickly. I have sold a number of homes in my life, but have never received this kind of support and advice from a realty team. I suggest you give this team a chance to help you buy or sell your home.
